Four Easy Remodeling Projects

The beautiful thing about this home is that it is almost infinitely modifiable. That's because the load bearing is distributed between a few points throughout the house where the ridge beams meet and is otherwise placed entirely on the outer walls. The current owner suggests the following projects for anyone who is interested. They are all relatively minor projects and shouldn't require more than several hundred dollars in materials and a weekend of your time.
A very large, walk-in pantry could be created by robbing space from the second closet in the entry way. Compare this blueprint with the current blueprint (below) to see the changes. A second doorway would need to be created for the cloak closet, and the door would nearly be under a major load bearing point. For this reason, care should be taken to create sturdy framing around the door.
A fifth bedroom could easily be created out of the fitness room to accommodate a growing family. Space would be created by expanding into the storage closet to the side of the fitness room. This version preserves the private entrance to the hall bath.
This version of a fifth bedroom would create a smaller closet and would eliminate the private entrance to the bathroom. However, it would create much more usable space in the bedroom.
The current mother-in-law area of the home could be partitioned off to create an independent apartment with a private bath and entrance. This would be ideal for a college student or a tenant. It would be necessary to move the left wall of the laundry room; however, there is adequate space to do so. House guests would use the hall bathroom instead of this one. As an alternative to having a tenant enter through the garage, construct another doorway from the apartment area directly the the outside.
